Here's our Spring 2018 Market Update:
Hi, this is Jeremy Callahan with The Callahan Group at Keller Williams Realty. Looking outside our North Shore offices, it’s a rainy Thursday, April 26, 2018… but our local real estate market is still moving at lightning speed this Spring!
We are still in the middle of a STRONG seller’s market. Now—the graphic in this video may be hard for you to read, so let us know if you’d like a copy and we’ll get it to you. The median sales price in our area is UP, at $188,000 for the greater Chattanooga area. That’s an almost 9 percent increase in home values on average compared to this time last year. Keep in mind that home values vary by community, and in some areas of town, can even vary from street to street.
You’ll notice inventory of available homes are down right now, a whopping 30 percent! This shortage of inventory is what’s driving home values upward in the Tennessee Valley, unlike anything we’ve seen in this market for several years. The market is HOT, and buyers are out in full force.
The average number of days on market for homes are currently at 54 days—that’s been fairly consistent over the past 24 months.
What does all of this mean? For sellers, right now is an excellent time to sell because with these statistics, the limited competition, and our marketing strategy, we’ll catapult you to the front of the market and the top of the search engines to get you top dollar FAST. We’ve had many situations in the past several months where we’ve been able to create bidding wars with multiple offers, and that means buyers compete against one another and our sellers get more money in their back pocket at closing.
But just a word of warning—this market won’t last forever, and many analysts expect the market to shift in the near future.
We know that once a market shifts, that it lasts for an average of 5-7 years statistically. So if you’re thinking about selling your home, now is an EXCELLENT time to sell while home values are up and rates are still good before demand softens and rates rise.
